A Commercial Energy Performance Certificate (EPC) shows how energy-efficient a non-domestic property is. It includes an energy rating from A (most efficient) to G (least efficient), along with recommendations to improve performance. An EPC is legally required when selling, leasing, or constructing a commercial property in the UK.

Yes. Under UK law, an EPC is required whenever a commercial property is built, sold, or rented. Landlords must also meet the Minimum Energy Efficiency Standards (MEES), which currently require a minimum EPC rating of E unless a valid exemption has been registered.

A commercial EPC is valid for 10 years from the date it is issued, unless significant changes to the building’s structure or energy systems occur that may impact its rating.

MEES stands for Minimum Energy Efficiency Standards, introduced to improve the energy performance of non-domestic properties in England and Wales. As of April 2023, all rented commercial buildings must meet at least an EPC rating of E to be legally let, unless an exemption applies.
